Boise Homes for Sale: Spotlight on Condo Projects

Urban Renewal and Condo Projects are important happenings in downtown Boise. Join me as I learn more about everything that is going on.

I've decided that I don't want to just spout off things that I already know a lot about and think that you need to know when it comes to Real Estate in Boise.  I want to actually research and learn aspects of the Boise housing market that I'm not as familiar with and have outside thoughts, knowledge and insight from all of you as well.  Downtown condos is one aspect of homes for sale in Boise that I could use a little sharpening up on.  So I am going to do a series on these projects including new construction, remodeled apartment buildings made into condos, and whatever else comes along as I learn more about them.  I also plan to go to some of the broker open houses to see what all the fuss is about if I have never seen them before. 

Cityside Lofts is the first project that drew me to this topic.  I have not seen the inside of any of these condos.  They are located off the connector on 13th street.  You can see them everytime you drive into downtown from the west.  According to the MLS prices range from the low $200's to the mid $500's.  Sizes range from 1 bed, 1 bath 785 sq. ft. units to 3 bed, 2 bath 2223 sq. ft. units in the first phase.  They are nicely upgraded with granite, hardwood, stone, contemporary fixtures and cabinets, stainless appliances, views of the city and foothills--everything an urban homeowner would want in their downtown condo.

The advertising makes me want one (and I'm a country girl at heart!).  Does anyone else have any feedback about these condos or any current owners have first hand insight? I welcome any contributions and don't worry, in my upcoming posts my research is not going to just consist of going to the MLS, reading the condo website and asking the general public what else you know about it.........that's just what you get this morning.

Check out 199 N Capitol Blvd. #701MLS #: 98322152I loved downtown living! My building is right by the capitol and city hall bu 7 floors up. It was great to walk to everything! Too bad I relocated to Europe :-(

Very insightful, as always. What do you think the impact on pricing will be for the condos which are on the south side of downtown & the connector. First of all, access would seem to be an issue and that area is in a little disrepair, at least at the moment. I've heard the price / sf is pretty high for condos. How is the condo market surviving now that the market has moderated for the moment.

Thanks for the comment. Like I said, Condos aren't my area of specialty. However, in my personal opinion I think that condos downtown will continue to do well, especially if there are some built that remain affordable for all types of buyers. Condos match well with urban downtown living and people who want to be in the heart of the city and walk to everything they need, they are a good fit. They also are a good fit for business people who travel to Boise to work and have a condo as a second home for when they are here on business. We've had clients like that. There also is a market for both standard, affordable condos as well as nicely upgraded more expenive homes. That added to the fact that all you can do to build close to downtown is infill projects, I think condos will remain a steady and demanded form of housing downtown. On the other hand, I see a lot of condo projects going up in other areas of Boise, many of them with price points similar to the downtown condos and I wonder to myself who would be willing to by those. I think for people who don't live downtown but also don't care for much maintenance, patio homes are a better solution for suburban living.

"From the horses mouth.." I'm the developer of CitySide Lofts, and thought I'd give a quick update. The community, consisting of 77 condos in 2 buildings, just won the '07 Idaho Smart Growth award for attached residential housing. The first building, with 42 condos, was completed in May '07 and is 70% sold out. The second building, with 35 condos, will be complete in April '08 and will likely sell out quickly due to the lower price points and city views. In the first building, 50% of the units are owner-occupied, 30% are second homes, and 20% were purchased by investors and are being leased. The biggest surprise for me was the number of bikes, and in response, we added interior bike racks to accomodate the owners. The design for the convention center (across the street) was submitted to Boise City last month; if successfull, it will under construction in 2008. This has the potential of creating a completely new look to the west portion of downtown Boise, spurring development of restaurants, additional housing, and other redevelopment activities. The current owners in CitySide Lofts love the location, and would serve as great references to anyone thinking of moving to CitySide Lofts... -Ken Hosac

We viewed some of the City-Side lofts online after spending a few days in downtown. We have fallen in love with the vibrancy, people, buildings, summer climate and divercity. We would love to find a way to buy a condo or apartment in downtown when my husband retires in a few years. I hope that more will be added to the current inventory and that the prices remain affordable. How far from downtown is the Armory? Kathy Eldridge
